We are a private investment fund focused on acquiring and consolidating profitable property management companies across select U.S. markets. The fund invests in operating businesses rather than real estate assets. We focus on companies that generate predictable cash flow from management fees and have the potential to grow through operational improvements, technology, and strategic expansion.

  • Value is created through centralized accounting and reporting, standardized operations, technology implementation, pricing optimization, and strategic add-on acquisitions.

ACQUISITION CRITERIA

  • We actively seek to acquire property management companies that meet the following criteria.

  • Target company type:
    Residential, mixed-use, or small commercial property management companies.

  • Revenue: Annual revenues between $500,000 and $5,000,000.

  • Profitability: Consistent positive EBITDA with stable historical cash flow.

  • Client base: Recurring management contracts with strong retention and diversified ownership.

  • Operations: Established local presence with an experienced team and documented operating procedures.

  • Growth profile: Opportunities for margin expansion, operational improvement, geographic expansion, or bolt-on acquisitions.

  • Ownership transition: Founders seeking partial or full liquidity, succession planning, or growth capital while maintaining operational continuity.

POST-ACQUISITION APPROACH

  • Following acquisition, we focus on improving performance and scalability through centralized back-office functions, enhanced financial controls, standardized leasing and maintenance processes, technology upgrades, and strategic leadership support.
